Answered

Thanks for calling Larkhollow and Co. Realty. This is Riley, the team's AI assistant, and this call is recorded. How can I help?

I'm standing outside the house on Linden Court with your sign. Can I see it tonight?

That one's listed by Maya Chen. She's with clients right now, so I'll help you book. Maya has 6:30 or 7:15 open this evening. Would either work?

7:15.

Can I get your full name and a number to reach you?

Jordan Ellis. 555-0142.

Jordan Ellis, five five five, zero one four two. Are you working with a real estate agent already?

No. Is it a good area? Like, who lives around there?

I can't describe who lives in a neighbourhood, and that's the same for every caller. I can tell you about the home: three bedrooms, two baths, and the furnace was replaced in 2023. For schools and community information, the school board and the municipality's sites are good sources, and I can text you those links.

Okay, sure. And would they take twenty less?

I can't speak to what the sellers would accept. Maya represents them. If you're thinking about an offer, she can walk you through how it works tonight, or you're welcome to have your own agent reach out.

Got it. 7:15 then.

You're set for 7:15 at 14 Linden Court. Maya will go over how representation works and any paperwork before the tour. You'll get a text in a minute with the details, and Maya will confirm.

Thanks.

Jordan gets a confirmation text with the address, the time and the links. Maya gets: Showing request 7:15 pm, 14 Linden Ct, Jordan Ellis 555-0142, unrepresented, representation talk needed before tour. Asked about the neighbourhood and the price; both redirected.

The follow-up after the call

Speed wins the conversation in real estate. Here's what happens right after Jordan hangs up. We register your business with the carriers (A2P 10DLC in the US), so every text reaches the phone.

1
0:00

Jordan gets a text

Address, time, and the links Riley promised. If your brokerage requires paperwork before a tour, the text says so, in your words.

2
0:00

You get the summary

Name, verified number, listing, requested time, represented or not, and anything the caller asked that Riley redirected. It lands on your phone while you're still in the showing.

3
0:30

Your CRM gets the lead

Over a CRM link, the call is written in as a new inquiry so your own follow-up plans run, and the summary also arrives by text and email, ready for your admin.

4
Showing + 1 day

Feedback and the next step

A text to the buyer you showed: how was it, want to see similar homes, or sit down for a buyer consult.

5
Hang-ups

Hang-up text back

A caller who hangs up before anyone answers gets a text back right away in your name, with a way to book.

6

Review follow-up

A Google review follow-up after closing, and a past-client touch on the anniversary where consent allows. In Canada that means a purchase in the last two years or express consent.

The rules

Rules it follows in real estate

Real estate scripts carry rules on every word. Riley says only what your brokerage approves, the same way to every caller, and every call is recorded and summarized so your broker can check.

No pricing opinions on a propertyNot what a seller would take, not what a home is worth, not whether a list price is fair. Seller calls get booked for your market analysis. Offer questions go to you.
Fair-housing-neutral, every timeIt never describes who lives in a neighbourhood or says an area is 'great for families'. It sends callers to the school board, the police service and the municipality for schools and safety, and it gives the same answer to every caller. In the US, fair housing law covers spoken statements, not just ads.
Listing questions from the script onlyBeds, baths, taxes, condo fees, open house times, the new furnace: Riley answers from the listing details you supply or approve, and says 'I'll have the agent confirm' for anything else.
The pre-tour paperwork lineIn the US, agents working through an MLS need a written buyer agreement before touring a home with a buyer. Some provinces require a disclosure form before an agent helps a self-represented buyer. Riley reads your brokerage's one-line version and leaves the explanation to you.
Never gives, confirms or changes wire or payment detailsA client with 'new wiring instructions' by email is told not to send money, to call their closing office on a known number, and is flagged to you as urgent.
No dual-agency promisesRiley never says the listing agent can represent the buyer too. It says the agent will explain how representation works. Rules differ by state and province, so the safe answer is the same everywhere.
Brokerage name on everything we publishYour website, ads and Google profile carry your brokerage's name the way your state or province requires, and your name exactly as licensed.

What you get

Beyond the phone

Speed-to-lead is the buying trigger in real estate. Get Answered is the first part. Get Found and Get Booked are how the lead arrives, and the follow-up is how it keeps talking to you.

Speed-to-lead follow-up

Every inquiry, from a call or your website, gets a text back right away in your name, then a short sequence to book a consult. Showing confirmations and reminders. Past-client touches inside the consent windows. All part of Get Answered. If you pay for leads, start here.

A website with search, a home-value request and your brokerage's name

Listing search where your board's feed allows it, featured listings, buyer and seller pages, a home-value request that books your market analysis (no automated estimate), click-to-call that rings Riley, and the brokerage name and licence details your state or province requires, with room for area pages for the towns you serve, written fair-housing-safe. Hosting, security and care come with it, and the site is yours once it's paid for. Part of Get Found.

Local SEO for 'real estate agent near me'

A Google Business Profile for you as a practitioner and one for the brokerage, with your real office hours and calls answered around the clock, review follow-up after every closing, factual area pages and listing posts. Local SEO every month, and a monthly report on where you show up and what it brought in.

Ads under the housing rules

Google Search for 'homes for sale' and 'sell my house' searches, Local Services Ads where Google offers real estate categories, and Meta for listing and open-house promotion under its housing ad category where it applies. Housing ads on Google can't target by age, gender, parental status or ZIP code, so we plan around location and intent. Every ad carries your brokerage's name, every call and form is tracked, and your monthly report shows what you spent, what rang and what booked. See Get Booked.

Your rules

You control it. Here's what it never does.

Your listing sheet, your windows, your brokerage's rules. Set on the kickoff call, and yours to change.

What you control

  • The listing sheet it answers from, and how often you update it
  • Your showing windows, and whether Riley books them or sends you a request to approve
  • Routing: which agent gets the sign call for each listing, who gets new buyer leads, who gets offer-night and under-contract calls
  • Your brokerage's one-line pre-tour paperwork statement and your safety policy (full name and callback number before any booking)
  • When your phone rings first: forward on no answer, on a schedule, or always
  • Which listing details it may share, and which it may not (offer deadlines, other offers)

What it never does

  • Give a value, a price opinion, or a guess at what a seller would take
  • Describe who lives in a neighbourhood, or steer anyone toward or away from an area
  • Give, confirm or change wire or payment details
  • Say the listing agent can represent the buyer too
  • Call expireds, FSBOs or old leads. It never makes outbound sales calls.
  • Pretend to be a person, or drop the recording notice

What your setup fee builds, item by item

One time, charged at signing with your first month. It pays for the whole build, done for you by one of our specialists, so your receptionist sounds like part of the team from its very first call.

1
1

A script written for your business

One of our specialists writes your receptionist's script from your kickoff call: how it greets your callers, what it asks, and what it says on every kind of call, from the sign call mid-showing to offer night. You approve it before it answers a single call.

2
2

Your call flows and emergency rules

Who gets a live transfer and when, what counts as urgent (offer night, a client under contract, a wire question), when it tells a caller to hang up and call 911, and when it takes a message and texts you.

3
3

Your price sheet and answers, from your own information

Your hours, services, prices (list price, taxes and condo fees from your listing sheet) and the questions your customers ask most, built in so it quotes what you gave it and never guesses.

4

Calendar and booking, connected

5
5

Number forwarding, set up with you

We give you the number to forward to and set it up with you, on no answer, on a schedule or always, behind your cell or the brokerage line. Your number stays yours, and you can un-forward it in a minute.

6
6

Text-message registration with the carriers

We file your business details with the carriers (A2P 10DLC in the US), so confirmations and summaries reach phones.

  • Your listings cleaned up.
  • Local SEO every month.
  • A monthly report on where you show up and what it brought in.

Canada and the US

Canada and the US

Canada Billed in C$

  • Billed in C$, at the price on your Order Form, month to month, cancel any time. No tax is added today; if we're required to register for GST/HST it's added from the date the law requires.
  • Rules on representation and self-represented buyers differ by province: some require a disclosure form before an agent helps a self-represented buyer, and at least one bars dual agency. Riley reads your brokerage's one-line version and books the showing; the explanation stays with you.
  • The brokerage name appears prominently on every ad and page we publish. The REALTOR® and MLS® marks appear only if you're a member, written with the ® and never as part of a business name.
  • French as a second language, set up at kickoff. We serve agents in every province except Quebec.
  • Local Services Ads don't list real estate in Canada today, so Canadian agents run Google Search and Meta.
  • Follow-up texts are commercial electronic messages under CASL: an inquiry gives six months of implied consent, a purchase two years. Longer sphere nurture needs express consent, and we never upload bought or scraped lists.

United States Billed in US$

  • Billed in US$, at the price on your Order Form, month to month, cancel any time. We register your business with the carriers for A2P 10DLC at setup, so your confirmations and summaries reach phones.
  • Fair housing law covers spoken statements. Riley gives every caller the same answer and never describes who lives in an area.
  • Since August 2024, agents working through an MLS need a written buyer agreement before touring a home with a buyer. Riley reads your brokerage's one-line version; you handle the agreement.
  • Spanish as a second language, set up at kickoff.
  • Local Services Ads list real estate services in the US. Housing ads on Google can't target by age, gender, parental status or ZIP code.
  • Brokerage-name and licence rules differ by state; Florida, Texas and California each have their own. Your site and ads are built to yours.
Straight answers

Questions agents and brokers ask

Will it answer my sign calls while I'm in a showing?

Yes. Forward your cell on no answer and your phone still rings first. When you don't pick up, Riley does, within two rings of reaching our line. Forwarding is set up through your carrier on the kickoff call.

Can it book showings?

Yes, into the windows you open, and it texts you each booking. If you'd rather approve each one, it sends you a request instead. It reads your brokerage's line about paperwork before a tour, and it works alongside your showing service for cooperating agents.

Will it say something that gets me in trouble on fair housing?

It says only your approved script, the same way to every caller. It never describes who lives in an area, and it sends callers to public sources for schools and safety. Every call is recorded and summarized so your broker can check, and the script stays narrow on purpose.

What does it cost?

Each stage comes in three sizes, and your price is matched to your business on a short call or by email. You see it in writing on a one-page Order Form before you sign, and every monthly service is month to month.

Does it work with my CRM?

Yes. CRM links, in the bigger sizes, write each call into your CRM as a new inquiry, set up at kickoff, so your own follow-up plans run. The summary and booking also arrive by text and email, so nothing is lost.

I'm on a team or at a brokerage. Can it route to the right agent?

Yes. A specialist scripts routing by listing agent, your rules for new buyer leads, and who gets offer-night and under-contract calls. Several offices or a whole brokerage get a custom quote.

Can it call my old leads or expired listings?

No. The receptionist never makes outbound sales calls. It calls back people who asked for a callback. Texts go only to people who contacted you or gave you their number, and we never upload bought or scraped lists.

Is there a contract?

No long-term contract and no minimum term. You sign a one-page Order Form, every monthly service is month to month, and you can cancel any time by email before your next billing date. Your service runs to the end of the month you've already paid for.

What's refundable?

On Get Answered, your first month is money-back: within 30 days of go-live, email us and the first month's plan fee comes back. No form, no argument. If your receptionist isn't live within 7 business days of kickoff and the delay is ours, your Get Answered setup fee comes back. One refund, not two: if that setup fee comes back under Seven days, Thirty days doesn't also apply. The first half of a website build comes back in full if you cancel in writing before design starts. Otherwise setup fees, monthly fees, add-ons, projects and extra minutes are not refunded.

What does the setup fee cover?

The whole build, done for you, one time. One of our specialists writes your script from your kickoff call and you approve it before it answers a single call. The setup also covers your call flows and emergency rules, your price sheet and answers from your own information, calendar and booking connected, number forwarding set up with you, text-message registration with the carriers where texting is used, your voice and greeting, test calls before go-live, and the go-live checklist. It's charged once, at signing with your first month, and the Seven Days promise stands behind it: live within 7 business days of kickoff, or, if the delay is ours, the Get Answered setup fee comes back.
